• Make the right moves and right choices before signing any contracts.
• Before signing any sort of a contract, check and recheck all the features and facilities of the apartment and only after you are totally satisfied and sure, sign the contract. Looking for and choosing apartments can be an exciting task but also tiring and stressing too. Don’t be hasty and too over anxious because generally that can create a few problems. So, stay alert and be smart while making decisions.
• You must check out for all the utilities before coming to a conclusion and signing any contract with the builder. Do not succumb to the lure of advertisements that are put up because not everything will be as perfect as they make it out to be. The basic standard utilities that you must ensure to be present are heat, water and electricity. Make note off all the available utilities and those which aren’t. In most cases, you will be charged for the provided utilities.
• It is very important to know if there is enough parking space available because if not, it can become a serious problem in the future. And this is one issue that everyone tends to neglect. If the building does not have the required parking space, look for one outside beforehand. 
• Think up of the possibility of early out lease. You can almost always break the lease in such situations. This could happen in cases such as change of job or death that might have occurred in the family or could be any other reason. So, just get to know about all the clauses beforehand and know if you could end the lease early on and what is the procedure for doing so. 
• Always ask about the improvement of the house and especially so, if it is in a bad and dilapidated state. Find out about all the schemes such as painting scheme or repairing scheme and if they are included in the contract. There are some landlords who do not approve of any permanent changes made to the apartment. So, find out about if you would have to sign a written consent for making some necessary changes. You could also get concessions on your rent if you are planning to make some beneficial changes. 
• Make sure all the agreements made with the builder or the landlord is recorded in writing and not merely by word of mouth. Get all the facilities that are supposed to be provided to you documented by the landlord signed by him. Clear your queries regarding matters like repainting, refurbishing or other such improvements that need to be made. All the documents and papers have to be signed. 
• Get all the aspects regarding security deposits very clear leaving no room for any sort of confusion or problems in the future. Since, there are times when you might get charged for damages that you might have not made. Make note of all the damages that have already been made if any and inform about them to the landlord.
